Going upstairs? Check the foundation first

Many Trinidad houses have a concrete roof slab (decking) that looks ready for a second floor. Whether it can actually carry one depends on the columns, beams and foundation underneath. An engineer should check before anything is built on top.

What every extension needs before work starts

  1. Plans drawn by a draughtsperson, architect or engineer.

  2. Building approval from your Regional Corporation, and planning permission from Town and Country Planning where it applies. Many applications can be made online through DevelopTT.

  3. A structural check, especially before building on top of an existing house.

  4. A check that the septic tank and soakaway can handle any new bathrooms.

  5. A written quote with a payment schedule tied to finished stages: foundation, walls, roof, finishes.

Build out the back

A back extension is the most common way to add a bedroom, bathroom or bigger kitchen.

  • Needs space on the lot and must respect setbacks
  • Usually needs building approval
  • Plan drainage so the yard doesn't flood toward the house

    Questions

    House Extensions: common questions

Do I need approval for a house extension in Trinidad?

Almost always. Extensions add floor area, so you'll normally need building approval from your Regional Corporation, and planning permission where it applies. Your draughtsperson or contractor can handle the application, often online through DevelopTT.

Can I build upstairs on my flat roof?

Possibly. It depends on whether the columns, beams and foundation were designed to carry another floor. An engineer needs to check before you plan around it.

Is a downstairs apartment worth it?

For many families it's one of the best-value extensions, because it can bring in rent or house relatives. Plan separate access, its own bathroom and enough capacity in the septic system.

How long does an extension take?

It depends on the size, the approvals and the weather. Your contractor should give you a schedule with the quote, and the rainy season can slow concrete and roofing work.
