Extensions
Four ways to add space to a Trinidad house
Tap an option to see it on the drawing, and what it involves.
Build out the back
A back extension is the most common way to add a bedroom, bathroom or bigger kitchen.
- Needs space on the lot and must respect setbacks
- Usually needs building approval
- Plan drainage so the yard doesn't flood toward the house
Go upstairs
Building on top of an existing concrete roof (decking) adds a full floor without using more land.
- An engineer must confirm the columns and foundation can carry it
- Needs approval and stair space
- The biggest job, but often the most space for the money
Enclose downstairs
On raised houses, enclosing the space underneath creates an apartment or extra living space.
- Popular for rental income or family
- Needs its own access, bathroom and ventilation
- Check the septic system and approvals before starting
Garage or side room
A side extension, enclosed carport or new garage adds space where the lot allows.
- Converting a carport changes the floor area: check approvals
- Match roof lines so it doesn't look added on
- Good for an office, store room or extra bedroom

What will your project need?
Two quick questions and you'll get a step-by-step checklist, including whether approval is likely needed.
Kitchen renovation
A general guide, not professional advice. Approval rules depend on your property and Regional Corporation; your contractor or draughtsperson can confirm.
Protect yourself
Six rules for hiring a contractor in Trinidad
Most renovation horror stories come down to the same few mistakes. Avoid them and you avoid most of the risk.
Get a written quote
Labour, materials, who buys what, and the start and finish dates. Not a number on WhatsApp.
Pay in stages
Tie payments to finished stages: foundation, walls, roof, finishes. Never pay the full amount up front.
Keep receipts
For every payment and every load of materials. It protects you if there's a dispute.
Photograph progress
Especially steel, plumbing and wiring before they're covered by concrete, plaster or tile.
Check past work
Ask to see a finished job, or photos of one, and speak to a past customer if you can.
Approvals first
Extensions and structural work usually need approval. Building without it can cause problems when you sell.

Questions
Renovations in Trinidad: common questions
How does Renovation Done Right TT work?
Call or WhatsApp us with your area and your project. We pass it to an independent local contractor who covers your part of Trinidad. They visit, then give you a written quote before any work starts.
How much does a renovation cost in Trinidad?
It depends on the size of the job, the structure and the finishes. Any fair price needs a site visit. Get a written quote, and compare what's included, not just the total.
Do I need approval for my renovation?
Cosmetic work usually doesn't. Extensions, structural changes and changes of use usually do, through your Regional Corporation and, where it applies, Town and Country Planning. Many applications are now made online through DevelopTT.
Is the site visit free?
Ask when you book. Many contractors visit and quote free for genuine projects; some charge for detailed designs or drawings.
How do I avoid a bad contractor experience?
Get a written quote, pay in stages tied to finished work, keep receipts, photograph progress and check past jobs before you agree. Never pay the full amount up front.
Which areas of Trinidad do you cover?
Chaguanas, Port of Spain, San Fernando, Arima, Penal, Diego Martin and the towns around them, including Couva, Cunupia, Marabella, Tunapuna and St. Augustine.
Do you do small jobs too?
Yes. Tiling a room, painting, or replacing a vanity are all welcome. Tell us what you need and we'll find the right person.
